HOUSE RULES Inside the Home: - No smoking of any kind inside the home. Penalty: $500 per night - No eating or drinking in bedrooms - Furniture (indoor or outdoor) may not be moved - Guests are responsible for following checkout instructions. Excessive cleanup may result in additional charges. See Home Guide for details. -$25/night per extra guest over 12 people. PARTIES & UNAUTHORIZED EVENTS Parties, events, or gatherings are not permitted without written approval. Any evidence of a party or unauthorized event (including camera footage, excessive noise, or excessive garbage) will result in: $5,000 fine and immediate eviction without refund, additional charges for cleaning or damages and possible legal action. QUIET HOURS & GOOD NEIGHBOR POLICY Quiet hours are 9:00 PM – 8:00 AM, strictly enforced per city ordinance. Outdoor music or amplified sound is not permitted after 9 PM. Noise must remain below 60 dBA during the day and 68 dBA at night. Noise that can be heard outside the home is not allowed during quiet hours. Anyone found to be violating noise ordinances or other city bylaws will be subject to an immediate $500 fine, in addition to City-imposed fines which can reach up to $10,000 per violation, followed by a possible eviction in egregious circumstances. Guests will not be given any refund for issues related to noise ordinance or other city bylaw violations. Possible violations include, but are not limited to, limiting sound amplification outdoors, over occupying parking areas, over occupying rental property, and failing to follow other property and city bylaws. TRASH & CLEANLINESS Do not overfill trash or recycling bins. Excess garbage requiring additional pickup will be charged $100–$199. POOL SAFETY The pool is in safety event that is drilled into the concrete decking. Guest are responsible for assuring. The gate is properly closed at all times. The fence is an added of safety feature and does not replace active supervision. Guests assume all responsibility for pool safety. Children must be supervised at all times. The homeowner is not responsible for accidents, injuries, or illness that occur on property. SECURITY & MONITORING: The property is equipped with exterior security cameras and noise monitoring devices. No cameras are located inside the home or monitoring the pool/spa areas. ENFORCEMENT: Any violation of house rules, including occupancy limits, noise policies, parking restrictions, illegal substances, or misuse of the property, may result in: Fines up to $1,000 or Immediate eviction without refund.
